Temporary Help-to-Buy Scheme Incentive 

What is the Help to Buy Scheme?

The Help-to-Buy incentive, also known as the Help-to-Buy scheme, is a Government tax refund scheme designed to help first-time buyers get the deposit needed to buy a newly built home. Borrowers can claim a maximum of 10% of the value of the property or €30,000 - whichever is lower.

Who can claim under the Help to Buy Scheme?

An applicant must be:

- A First Time Buyer (or Joint Buyers)

- Buying a New House (contracts signed before 31st Dec. 2020 to qualify for €30,000/10%)

- Buying from a HTB registered Developer

- Taking out a Mortgage of at least 70% of the Purchase Price

- Living in the house for 5 years post purchase. 

- Limited to the amount of income tax and/or DIRT paid in Ireland in the preceding four years.

How much can I claim under the Help-to-Buy incentive?

The maximum tax refund is now 10% of the value of the property or €30,000

- whichever is LOWER.

The rebate is only available on properties valued at €500,000 or less.This means that if you purchase a property for €300,000, you can claim the maximum rebate of €30,000. But if you buy a house for €400,000, the relief will be capped at €30,000. 

Has the Help-to-Buy incentives changed?

Yes - as part of the government's July Stimulus package

- the current HTB limit of 5% or €20,000 is being increased to 10% or €30,000.

This increase is only a temporary measure until the end of 2020.

The start date of the increased amount was from the 23rd of July. 

If you have bought a new house recently and have not yet signed contracts, you may reapply for the HTB scheme to avail of the new incentive.

How do I apply?

You can apply online through Revenue's MyAccount service. And as long as you are tax compliant, Revenue will provide you with a summary of the maximum refund available to you within around five working days.
There are two stages to the online process:- the application stage:  If you are tax compliant, your application will be approved. You will be provided with an application number and a summary of the maximum amount you can claim. You will also be given a 6 digit access code separately through MyEnquiries.
